Protect the value of your asset
Once a project is completed it is essential to manage the property in accordance with good estate management practice and manufacturers' guidelines to protect the value of the asset and to allow trouble free enjoyment of the dwelling.
We will write an integrated "Planned and Preventative Maintenance Plan" and ensure that the building remains in top condition such that it will give good service and can be sold with a Full Service History (FSH). Proper planned and preventative maintenance will not only enhance your enjoyment of the property, as things work better and are kept within warranty thereby helping to control costs, but a full service history relating to the ownership of the building will enhance saleability and probably value as the purchaser and indeed the purchaser's surveyor will receive a clear message the property has been properly looked after by a conscientious and educated owner.
As your project nears completion, there will be a requirement to complete detailed finishing of the project. Many contractors are very good at getting a property 95% finished; however few are good at finishing off that final 5%. It is therefore essential to have an experienced surveyor overseeing the closing phase of any contract. PS & PS prepare a detailed, comprehensive list of snags both internally and externally and will negotiate and agree a snagging list with the contractor. PS & PS will advise with regard to the level of retention that should be included within the contractual arrangements to reflect the cost of these works. We also recommend that the snagging list be attached to the contract and that we be instructed to oversee the completion of the snagging works. This process is essential to any successful building project and is often overlooked. The cost of such works is more than offset by the quality of the finished product and cost savings in terms of finishing off minor niggles yourself once you have moved into the property.
